What you are actually buying.

A plot taken deliberately out of production and sown with wildflowers. It produces nothing you can eat, which is exactly the point — this is what the unfarmed parts of a farm are actually worth.

You are buying goods, at a fixed price, delivered in kind. You are not buying land, a lease, a share, or any right to a cash return. The farm retains full management control and full access throughout, and your plot is a promise about produce rather than a demised parcel of ground.

Not an investment

Plotting is a fixed-price forward purchase of produce, delivered in kind. It is not an investment, there is no cash return, no profit share, and no secondary market. We are emphatic about this because the alternative — paying people a cash share of a harvest they had no hand in managing — is an unauthorised collective investment scheme under section 235 of the Financial Services and Markets Act 2000, and a criminal offence.
