The planning condition that decides what the farm shop is allowed to sell, read out loud and then argued with for an hour.

The episode

What it is about.

A West Oxfordshire District Council condition limits the goods sold in the shop to those produced, grown or reared on Diddly Squat, or within sixteen miles of it. It is not a marketing line and it was not a choice.

The episode reads the condition out, establishes what it does and does not cover, and then spends forty minutes on the interesting part: what a sixteen-mile radius does to a range, a margin and a supplier list, and why it is simultaneously the most restrictive thing about the business and the most valuable.

The consultant is unusually blunt about the temporary car park consent and the refused restaurant, both of which shape everything the estate has built online since.
